What are home measurement services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser measures your home or property with a measuring tool — either a tape or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch the property. Then, the appraiser creates a report and detailed sketch showing the total living area and the general layout of the home. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services necessary?

Real estate taxes

Property tax records often reflect the wrong square footage because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more square footage than you actually own! Unless an appraiser has recently executed an evaluation on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before disputing your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Marketing a home or property

A measuring service will secure a fair price for your property. Square footage is one of the most important factors potential buyers consider when purchasing a house — but since square footage values are frequently approximated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to reference a recent appraisal or measurement service completed by an appraiser (after any renovation that might have affected square footage).

For agents

To make certain that your client's home sells at a price that properly reflects true market value, we suggest seeking a home measurement of the property. Clients, and potential buyers, will appreciate your attention to detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tactic for getting potential buyers interested since they can view the layout and attributes of the home before and after a tour.
